The fire started in a flat over the pub, and nobody seems to have been hurt. Unlikely to reopen as pubs down this side of the High Street are dying.

Even the Wetherspoons - The Grapes, just up the road - closed a short while ago. All the busy pubs are towards the station, including the remaining spoon.

BITE' s most prolific poster - SM. But why does he bother going into Wetherspoons, as the resultant negative post is always the same.

Other beer drinkers don't need to know 'the back door is now closed/not the pub it once was/third rate wetherspoons'.

SM could try harder before doling out advice whilst despising our biggest and most successful pub company ever, though - by no means - perfect.

As all beer drinkers will know! Campaign at this public company's AGM - instead of constantly repeating the same criticisms here.

Been in this quiet/small boozer a few times, and noticed the pastime of the owner and some regulars - which is to comment on those customers who have just left.

Not in a particularly flattering way, but with much laughter. Sad really.

One local regular - Robert - seems to be the recipient of significant levels of humorous observations.

But he is, by no means, alone.

Old Oak, Reigate

Punch have applied for planning permission to build two houses in the garden - which would have four spaces in the already small car park.

Locals are not happy and are raising a petition - like the customers of the Limes and Garibaldi, not far away.

However, unlike those two pubs, Punch say the Old Oak will continue to trade - albeit without it's nice beer-garden.

Massive missuse of space, which could be used so much better. Over the past few years, nearby pubs have closed. The Flying Scud, New Inn, Pendleton and Greyhound for example.

Even in Redhill centre - the Eagles Nest and Dragon are no longer trading as pubs; the former being closed, yet again.

Locals like the Garibaldi (on a town's outskirts) are a thing of the past, sadly. Even town centre pubs find it hard - except Wetherspoons.

The Sun (Wetherspoons) in Redhill is by far the busiest pub in the area - and has traded for four hours (every day) before the others even open.

Wetherspoons, Victoria Station

Yes - a football match in London (or even numerous concerts/parades and exhibitions/royal events etc.) will affect Victoria pubs.

Commuters, shoppers, international travellers, tourists, residents - see to that. But this Wetherspoon is busy, well run and bright and airy.

And you can see the station train information boards - as well as having pub screens providing similar information on the Wetherspoon pub screens.

Toilets in the station are a nightmare - in terms of locations, turnstiles, cost etc.

But this Wetherspoon has a free/clean gents - just inside the main door. Used by many people who aren't customers.

The Spotted Dog, Dorking

On wide South Street (with ample parking + Waitrose), this pub - with probably the best position in town - is totally underperforming for two main reasons.

Inept/untrained staff and no investment. Everything is tired, including the toilets. Certainly, the gents are in a third world state - outside!

Nearby, the two West Street pubs - with their recent refurbishments - leave this tired relic of a pub sadly wanting.

Over the years, there have been several reincarnations/new names/management and themes - all failed.

Because so many Redhill pubs have closed, it has become a Wetherspoon zone - with The Sun as the only decent pub.

With an enormous turnover, and no real competition.

The Sportsman 'Time Well Spent', Mogador

Like many rural pubs, this one concentrates on food - although the refurbishment allows it to retain a pub atmosphere.

Part of a local pub group of about a dozen, the place is very busy in the summer because of it's rustic location - and ample parking.

Food is excellent, beer varied. Could be the best country pub in Surrey - get there early.

Dogs and horses are welcomed.

Yet MORE real ale advice for Mark, the Well's owner - from Jump! Mark has decided not to bother too much about real ale, as he has in his other successful outlets; get over it and/or go elsewhere!

Regulars (increasing every week) are not bothered - and I, in there very frequently, have seen no demand. Mark's expertise and experience - in many other pubs - has allowed him to see other/better areas of potential.

Should we not just wish him well - and not continue to bombard him (and this site) with unwanted and irrelevant real ale propaganda. Particularly, as these ales are easily found elsewhere in the locality.

Mark has got it right at the Well, something evidenced by the increased trade - without the need for any great real ale concentration.

Although small, the pub has great potential due to its excellent High Street location, affluent Surrey locality and nice beer garden. Good luck to them!

Well, a year after the last post, things have gone downhill badly. In that time, the place has changed hands frequently - with very poor current management. All those barred elsewhere in Epsom seem welcome - and the calibre of staff and customer is very low. Sad - its right in the middle of town; however, the nearby Wetherspoon has cornered the market.

For many of us, the GBG is a blast from the past. The Sun is a better Wetherspoon in terms of food and drink quality - and the staff are friendly. Everything works well under the watchful eye of Tom, the manager.

With a bus stop nearby - as well as a supermarket, bookies, cashpoint and newsagents - its a pleasant spot to pass a bit of time whilst keeping in touch with the world, via the excellent and free Wi-fi.

On Saturday, one of the two gents toilets was out of order. Fair enough.

But, bearing in mind, it was at the every far side of this large pub and down two flights of stairs - it might well have been a good idea - to place an 'out of order' sign in a more prominent position, (instead of only on the toilet door itself).

This would have saved customers (hundreds of them!) making the trip to the toilet - and down the two flights of stairs, and up again; to begin their trip to the other toilet at the far side of the pub - and down two more flights of stairs.

Our suggestion was ignored and on Saturday, several hundred chaps made this wasted journey. Maybe on Sunday (and later?), as well. Sad that the management are unable to think on their feet.

A lone trainee barmaid - struggled to serve yesterday. Whilst the governor (50's/specs) chatted with his mates, at the end of the bar.

When he had to, he would quickly go behind the bar (to explain the till), and then resume his converstion outside the bar.

Many waited 10/15 minutes for a drink. Others left.

Royal Castle Hotel, Dartmouth

River Dart side (though not quite on the water) hotel, with two bars. Adequate - but, like Dartmouth itself, gets far to busy during the summer.

Parking is a nightmare - and, in recent years, a busy park and ride service has been very necessary.

The blue rinse brigade arrive in their hundreds - and the few historic streets and quayside are thronged.

They have spent a few bob on the Albion - and its pleasant and functional. Great courtyard/stables area. I never knew the pub had stables at the back, but maybe the previous owners didn't either - total pilocks. Future looks good, as long as the dregs don't come back.

I've noticed this also. Not sure about banning children, but these three adults seem to insist on virtually taking over the pub (not only the Red Cross) - and seeing to their child on the counter or at the absolute center of the pub. At peak/after work time! I prefer to go home to see my young one - and not to have an infant being fed (etc.) beside me, at the bar, during my post Ensure calming pint....

I stop here now and then. Its the last watering hole (on the A217) before hitting the M25. A pleasant place with a handy car park and a good pint of Youngs; newspapers are available.

With regard to the governor (last post), I can confirm his demeanour - but also that he seems to be rarely about. Quite a friendly lady usually serves my pint whilst organising, what appears to be, a busy food trade.

Kev, like us all, tempest can type what he/she wishes on here. I, for one, agree with the view that TWG goes on a bit (as does TWG, himself, in his last post).

What the Market is missing is atmosphere and trained staff - and the restaurant is rarely busy, as prices remain high compared to the nearby competition.

If this was Reigate's best, I'd pass on the town. But, its not; just the dearest. (Just one example; a pint of Becks in the Market is £3.85; £3.50 down the High Street).

Why you say that ben and nick worked hard is difficult to fathom, as is most of your post! These guys were never around when it was busy and their management styles/skills left a lot to be desired; if they were any good, Fullers would have kept them!

Fox is correct - some regulars do need pruning. TV Joe and his mates should be first in the queue. With a BITE rating of less than 3, customers' views on this place are clear - and Fullers now must take the opportunity to do what it takes to get a return on their 2m investment.

After c40 police visits, this pub's licence is clearly in doubt and, as said before, the freeholder/brewery (Marstons) should step in - and stop putting in inept managers. Complaints to the local authority and the police have been numerous and it has the lowest BITE rating in Surrey. Another chance is not deserved; too many have been given already and this place is likely to follow the Dragon, Greyhound, Scud, New Inn (former pubs nearby) into oblivion.

Plenty of potential then...

Agency staff, or otherwise - who really cares? The fact is the staff are fairly mediocre and it is a wonder how Angela Peat (inept, clearly) got such a fine pub, with so much potential, from Youngs. Beer and food are acceptable and a bit over-priced, but no big deal. But to allow, for a long time, a tribe of foul-mouthed idiots free reign is idiotic. Never have I heard one word of vague admonishment! It just doesn't happen in the Red Lion, Royal Oak or Seven Stars (where we now drink).

The Peter Cushing, Whitstable

JDW spent c1.5m on this fine pub which is well over their normal budget. Aptly called after one of the town's most famous residents, the pub is a gem and compares well with JDW's Opera House in Tunbrige Wells (which still has operas!)

The PC was a cinema and bingo hall and provides visitors with a unique atmosphere reflecting the building's previous uses in another era - and the history of the place is depicted on the walls, and that of Whitstable itself.

Being a listed building made JDW'a work more difficult - as did the asbestos found.

Staff are friendly and the service is excellent. Food and beers are the JDW norm; the ambience is the prime feature, as well as the very high fitting out standards - evidenced, for instance, by the toilets which are probably the best (and cleanest) in Kent!

So pleased are JDW with their creation that they now seek another unit in the town.

Why does boat think that those of us who give an opinion on the D&D only have one pint? This estate pub has a long history of trouble and nothing has changed - although I would agree that the new landlady is working hard to improve things. Boorish behaviour continues unchecked and children often have free reign; it is often almost impossible to gain entry through the smokers outside the main door. Very poor staff are the main problem - they need to be more interested and manage the shouters etc. a lot better.

This barn-like former Magnet & Southern outlet is in an ideal JDW location with a station (bus and train), McDonalds, supermarket, betting shop, dole office - all nearby. But, standards are low in terms of staff/service and hygiene.
Improvements are urgently needed for the Sun to achieve its potential. A 4ish rating is correct.

To attempt to review a building site in the form of an empty pub which has been closed for business for 3/4 months is, indeed, strange. To say 'it actually works quiet well' when the place is closed for business is simply pure fantasy. As the previous poster says, most of the ingredients which make up a pub have yet to be seen and there would appear to be a stong case for TGW to book a sojourn at the Redhill Home for the Bewildered.

Food and beer are good here, although the amount of customers (in the lovely Leith Hill area) can sometimes put a strain on service quality. However, overall, this unique out of the way pub is worth a vist despite the virtual campaign by some posters to discredit (giving low ratings etc.) the outlet which is run by a landlady who does it her way. A true and unbiased rating is about 7.

It does seem to depend which division of Youngs is doing the renovation and I just hope that the Home Cottage will turn out well. The work being carried out is major.

Youngs's have a website, covering all their pubs, where comments can be left about particular establisments. Unlike BITE, they are monitored and I have yet to see a negative view!

Yes, complacent is the word for the Sun's management (and staff). JDW's formulaic approach often generates this attitude which incorporates boredom; the latter causes a failure to remember even small orders - just made - and to give the right change. Ross and Tom know that standards are not that important in a town where the competition is even more dire and customers are not usually too demanding (when a complaint IS made, the air of incredulity is almost palpable). A pity, because the Jack Firman (the Horley JDW) is in a different league.

Fin58 has a reasoned view. But to complain other customers is not the answer; it could even be dangerous!

Their presence is obvious and audible to all - including staff and management , paticularly in the afternoons. Until, they go - many of us will continue to frequent the Red Lion.

Thank you rach and marco. We had a bet that - after the two earlier accurate (but slightly negative posts today), 2/3 more new 'joined today posters' would give maximum 10's. Its an old ploy by mates etc. - but it gives us all a gigle. There's been lots of that on the BITE forums; have a look! Best pub 'in the area'...'I have ever frequented'...You should get out more.

Clearly, Dolph1967 has a vested interest; his last post said 'the beer is always top notch' - now he says he doesn't drink the stuff!

Tradervic's post is accurate; the pub is still in transition after numerous management changes. For Dolph, to say the food is both 'brilliant & incredible' just reflects his bias and is simply wrong.

Also, tradervic's comments on the 'locals' is spot on.
